Welcome to Saguaro Forest 336, another wonderful collaborative effort by Graffin Design and Black Stone Custom Homes, creators of over forty high-quality custom homes in Desert Mountain* over the last twelve years. Desert Mountain is a thirty-four-year-old, 8,200 acre, nationally recognized, gated golf and recreational community located in far north Scottsdale, the Front Gate to which is a routine forty-two-minute drive from Terminal Four at Phoenix Sky Harbor Airport. One of the Club's clubhouses is the "Sonoran Clubhouse". This is a fabulous swim (three pools), tennis (nine courts, including one grass, five Har-Tru, and three cushioned hard courts), fitness, spa, pickleball (six courts), bocce (two courts), and croquet facility (two courts) clubhouse, with a restaurant, too. It was completely renovated in 2016 and 2017 at a cost in excess of $12,000,000. It is now perhaps the premier facility of its type in the Southwest. The other clubhouses are special, too, and provide a terrific range of experiences for the Members. A membership to the Desert Mountain Club is not included but available from the Club.
The previously mentioned trail system is located at the back of the community, in and on top of the Continental Mountains, providing remarkable hiking and mountain biking opportunities for all Desert Mountain property owners. (The Club operates luxury camping and horseback riding operations in the area, too, for extra fun). The trail system is on land that abuts the Tonto National Forest, second largest in the United States, and rises to close to 5,000', providing opportunities for great exercise, fellowship with friends and family, and astonishing views many miles in all directions.
Desert Mountain is in a quiet, serene, secure, and beautiful place, spread east to west across the foothills of the Continental Mountains on the northern edge of Scottsdale, with homes at elevations from 2,600' to 3,500' ASL. Thousands of giant Saguaro cacti create a distinctive landscape, a "signature look" for Arizona and the desert Southwest.
Desert Mountain is a very successful development in high demand, especially from people in California, Oregon, and Washington. As of February 21, 2021, 2021 contracts on homes were up 141% year-to-date over 2020. 2020 saw 258 homes go under contract, compared to 168 in 2019, 146 in 2018, and 133 in 2017. In early 2021, there were approximately 1,900 finished homes, ranging in size from 1,800 to over 20,000 square feet, and in price from about $825,000 to $16,500,000. About 65 homes were under construction. However, only 38 finished homes were on the market as of February 21, 2021; about 190 would be considered "normal". Owners have invested as much as $38,000,000 in individual homes. Desert Mountain has attracted full-and part-time residents from all over North America and western Europe. Virtually all seem to have made "having fun" a key priority. Besides fun and great golf, another thing that keeps them in a good mood is low real estate taxes; 2020 taxes on a nearby 4,989 square foot home built in 2014 were only $13,257.
Desert Mountain's weather is famously dry and sunny, and the risk of natural disasters is low. The stars are bright at night, the air typically clean and fresh, and daytime high temperatures are about ten degrees cooler than the Valley floor, every day. Summers are very enjoyable since it only gets over 100 degrees about ten or twelve days a year here, compared to ninety days at Phoenix Sky Harbor Airport, with humidity low. At night in the summer, the temperatures drop fifteen to twenty degrees, a significant difference from life on the Valley floor. 95 degrees at night or in the shade is very comfortable. At an elevation of about 3,150' ASL, conditions at Saguaro Forest 336 will be comfortable all year 'round.
Day-to-day shopping needs are well-handled within about a ten-minute drive in nearby Carefree and Cave Creek. There are roughly 70 restaurants and bars within about sixteen minutes' drive. Our area is famous for world-class shopping, major league and collegiate sports, great air service, and many cultural attractions. Desert Mountain is within two and a half hours by car of normally excellent snow skiing in Flagstaff and offers easy access to the entire American West, including San Diego, Los Angeles, Las Vegas, the Grand Canyon, Lake Powell, and a plethora of unbelievably beautiful places in Southern Utah. "Paradise" does not overstate it.
Over the years, Desert Mountain has attracted people from all over the United States and Canada, plus a few from the UK and Germany. It is an extraordinarily notable community of its type, if not unique in the entire United States, and deserves thorough evaluation by anyone looking for a gated community lifestyle in Arizona.
